A listing contract is an agreement between you and a licensed real estate broker that authorizes the broker to represent you in the process of selling your home. There are several different types of listing contracts, but very few of them are used. The most common one used is the "Exclusive Right to Sell". But will find that there are a lot more types, allowing you to choose the level of authorization to give to your agent.

Real Estate Agents are professionals who help in connecting the buyer to the seller. A lot of real estate agents also do rentals whereby they connect tenants to landlords and maintain the property on the behalf of the landlords. The real estate agents work by linking the two interested parties and charging a commission for their services. For sales, they charge commission only to the seller but for rentals (i.e. agent managed rentals) the commission is charged to both parties
If you were to visit any new home estates, sales tract or releases regardless of the size of the home you will find are sparsely furnished homes that anyone could live in. WIth the emphasis on "anyone".
